Has Anyone Ever Got Hud To Fix Things Not Listed

I was wondering if anyone has had HUD fix something with the property ex. A/C after your bid has been accepted.

This was not listed with something that was wrong and when we went to go do the inspection, we noticed the Air Conditioner is not working.

We have not received the contract back yet, but should get it in a couple of days.

Just wondering if anyone has gotten HUD to fix something major that wasn't listed. (most homes that need roof repairs or A/C work is listed below the property info.)

    Congrads on winning a property! Now that the secret is out on HUD properties they are harder to win than ever now-adays.

    As far as repairs, you can give it a shot, but do it BEFORE escrow closes. Most likely they will not credit you for any repairs unless it's already in an escrow account and your getting an FHA loan. HUD homes are sold "AS IS". Unfortunately there has been a problem with HUD service providers ripping out anything of value out of homes. I bought a HUD property and the subcontracted gardners stole all the rose bushes on the property. One of my friends who bought a HUD property had the same gardners and the same thing happened -- they'd take out the trees if they could. If something is taken during escrow you can complain. One of my clients who purchase a HUD property had all the light fixtures taken from the inside. Take pictures of the whole place now and do a final walk through before close of escrow and list ANY items that are found missing. They might credit you for some items that disappear during escrow, but that's about it. Good luck and congrads on your purchase. Overall, a bad airconditioner is not that bid of a problem in the scheme of things.
