Talking Before Sheriff Sale!

hello we are new to this but this site has helpedsmile you all seem to know what you are talking about and seem to be good hearted. My question is I have put together a list of 12 houses that are going to sheriff auction in about 30 days, How can i get to the owners to see if a pre auction buyout is possible, and to also see if we can put a little cash in there hands. WIN-WIN deal, so do I go to the house knock on the door, send a Letter to the mail box, Or hunt them down and call??? Any help would be nice. Thank you in advance 8-)

    All. I love these deals. First, I send a postcard twice, with my number. I inform them that I will love to hear from them and assist them in their situation. Some I meet and some I don't. Usually I meet with someone every two weeks or more. Being a realtor, I provide them with a CMA, (if not a realtor get to know one who will provide this information or do your work for you, They usually just want to sell the house)picture of their home and three business cards. I usually don't leave until I toured the house, reviewed the CMA with them and received their number. I tell them that I work with investors who can purchase their home in thirty days or less and my FEE would come from the BUYER (they love this!) I schedule my next appointment and inform that I will be bringing an investors with me. One by one investors come and see and soon someone says the right numbers and we have a deal. Easy

    With the short amount of time go and knock on the door. If the house is vacant or no one is at home leave a note with your business card attached. Follow up to the homeowners you do not meet,with a letter. Try to find a neighbor who may know how to get in contact with the homeowner.

    i tried the mail approach on a house i was interested in but it was returned undeliverable, and when i went in person there was a lockbox on the door, but i could not find it listed with a realtor.
    How could i find out who put the lockbox on?

    thanks all we are going to try this I am meeting with a guy this week, We are looking to help him with CASH! I hope we can work out a deal before they go to the sheriff auction. Keep the good advice comming.

    thanks for the help, Now if we get a homeowner to sell before they loose the house (a) we need to do a title search (b) check for back taxes (c) ???? what else do we need to look out for, we ahve a layer helping us on the paperwork. Thanks
