Quick Question (Getting Started)

Here's the deal... I am broke, I do not have a lot of knowledge and my credit is bad; however, I am willing to work hard. What is the best thing to do in my situation? How can I succeed in this industry?

Western PA
Beaver County (approx.40min north west of pittsburgh)

    You've made a start. You're on this board. Hang out here and read. Go to the library, check out books, and read. Start looking out properties that are for sale, and be reading at the same time.

    Learn the market, drive the area, learn the different areas, ask questions... post messages and questions on this board. People here are great!

    Hard work... That will bring you a long way as a beginner... Later on you will learn enough that working harder isn't the answer but working smarter is... Right now you need to work hard.

    Find a rehabber/investor near you and work on wholesaling/bird-dogging/etc. Check out these forums on this website and keep asking questions...

    All of those things are great but if you have bad credit the first thing you should do is get the credit repair going so you can get out of the dug out and into the game!!!!!! :-o

    You will never succeed unless you start getting on the right track. Start by evaluating your credit. Then go to a REI Meeting and see if you can be of service to anyone there. Or just go and listen, take notes, and learn.

    Find a money backer -- someone to put up the money and put the property in their name if you do all of the work. Split the net profit with them 50/ 50 or whatever agreement you come to. Do a few this way until you are able to do them on your own.

    Unless JBOWEN3 cleans up his credit and starts doing things differently he will not be able to do "them on his own" Also why would someone want to back a proven mismanager. You really need to take a look at what happened to put you in this situation and make a plan to get out of it. That will put you on the path to success.

    Good advice Lori.
    Also, goal setting is advised IMHO.
    If you don't have goals (personal, financial, REI, et al.), how can you make a path?

    Also, as mentioned, go to your first REI club meeting (if there is one nearby) and network, network, network.
