Any idea on where can I get Pre-Forelcosure leads in New Jersey. ??

Does the sheriff isssues notices of default prior to foreclosure in NJ ?? If yes, are these default notices available in the NJ county clerk offices. surprised

    Try going to "american forclosures" in Linden, NJ. They'll work with you regarding pre-forclosures. I have'nt closed a deal yet, but I'm getting close and they seem like they'll work for you.

    New Jersey Preforeclosure Information

    Check my profile, click on the indicated website, and you'll see 3 sources for leads.... one just deals with preforeclosure lists... the others offer REO leads.

    Many people are obsessed with the quality or freshness of the information. IMHO, it isn't so much the quality or 'freshness' of the information as it is how you utilize the data.

    There are 250 wannbe speculators for each bonafide opportunity... if they all travel the same path to the homeowners' door, arriving at the same time, offering the same pitch, what does your proposal really have to offer the Homeowner that the other 249 don't?

    The key, IMHO, is to understand the Homeowner's needs and devise a mutually beneficial solution within the framework of legitimate real estate and financial practice.

    Over the last 20+ years, I've met with thousands of distressed homeowners that face the loss of their home to mortgage &/or tax foreclosure. Though each scenario is unique unto itself, there are predictable patterns of behavoir & realization.

    Try using stale data, getting to the Homeowners' door after the lines wind down. After they realize that a refinance isn't possible. After their attempt at a Chapter 13 has failed. After their Realtor tells them that their home is worth about what they owe.....

    Thank You topdog. I have the contact of american foreclosures. There is one more site called realtytrac any idea how is it ??
    I would rather have 1 site that gives the pre-foreclosure details for NJ...Any suggestions will be welcome..
