Non-Judicial Foreclosure States/ Preforeclosure

I have been buying properties at auction and am now venturing into the world of preforeclosure. My state is a nonjudicial foreclosure state and we don't have county registry of deeds. All recordings are done at each towns Town Hall. No filing of a Notice of Default is required! The first notice is the one in the local newspaper. Its hard to get there first because everyone sees it in the paper. Does anyone have similar circumstances? Does anyone have any good ideas on how to find out about these foreclosures before the newspaper. I'm stumped, have money and can't find the motivated seller. confused

    Try contacting lenders in your area and ask them what they use for procedures. It's worth a shot. Also talk to the clerk of courts and ask questions there.

    I have been to the courts too and spoken to the clerk. As I said we are a nonjudicial foreclosure state and 99% of all our foreclosures never happen through the courts. It seemed to be a dead end or atleast not a productive use of time. I have been running some nice ads and generally will get 1 to 2 calls a months but that doesn't cut it. Just thought there may be something out there in another nonjudicial state that I haven't heard of.
