How Do I Find All The Liens Linked To A Property?

WERC profile photo

I am interested in doing a deal that is in pre forclosure. I am not sure of the best way to find all the debt linked to the house. I don't want to spend alot of money on a title insurance or attorney, is there a way I can research the property on my own. confused

yeah, everything is public record. Check with the recorders office in your county. They will be able to help you.

to find preforeclosures, go to the recorders office and look up the properties that have received a notice of default and go after them. If they've been foreclosed then go to the bank's REO departments or public trustee auctions.

There could be both recorded and unrecoeded liens. So watch out, that is the added risk. Ask the sellers if there is anything else that they know about. I'm doing a short sell now, that has an unrecorded 1st mortgage. Without the deed of trust filed, they don't have alot of right to the property, but the owner is still resopnsible for the lien. If I filed my deed, the 1st could file a lien on me, which would not be good at all. So check it out and consult your attorney.
