  I am trying to sell my current residence . My first investment will be a home for me to live in. I have to get a foreclosure deal within the next 3 to 4 months. I can not afford a 4 bedroom house in Nassau county NY the conventional way. This will be my first deal as an investor.
  
  I will move on to invest in other property with little or no money down if possible
  but right now, I am actively looking and searching in all the wrong places it seems.
  It is imperative that I find a good deal soon.

  Nassau maintains lists. Go to the county offices and find a clerk who gets off on being helpful. (The place is full of them.)
  
  But don't hope to find a cheap foreclosure in Garden City Park. Freeport or Carle Place would be more likely.
