Big Rehab New Investor!

I have found the diamond that I am suppose to be looking for and plan on making a bid tomorrow or Thursday. It needs a lot of work but most of it is work that me and a buddy can do ourselves. I need to know where to find an investor that wouldn't mind lending about 20k after I buy the house and getting 23k in return after about 4 months. If anyone knows how I would go about that please let me know. I don't want to assign this house to another investor but I don't have the funds to get the house in the right shape. Stats...
