What To Tell Sellers
When birddogging for an investor do you tell the sellers that you are the buyer or do you let them know that you are working with an investor? Also where can I get a bird dog contract besides paying an attorney to do it?
I would really appreciate anyone help
As a birddog for an investor you are providing information on the property. It is not a birddogs job to negotiate with the seller,let the investor contact the seller. Get John $Cash$ Locke's book on birddogging from this site.

Just to be clear, the only thing I'm providing my investor with is the subject property address and the sellers name, address and telephone number. I never contact the seller myself.
Even more profitable than a birddog is a wholesaler. This person does go negotiate with the seller, gets the property under contract, and then assigns the contract to another investor for a fee.
I would likely not tell the sellers anything. Just make them assume you are the buyer and after you assign it, you can attend closing so they are none the wiser. You can also place a mechanics lien on the property for services rendered and then your wholesaler doesn't have to pay you up front but rather at closing.
