What Are The Most Difficult Parts Of Investing?

I am a newbie to actually investing, but far from new to the industry. I feel as if I can walk out the door today and come back with a career change, making me a new person.



All of the educating I have done on the subject has made me very confident, but it all seems too good to be true. I dont see any difficulty in it. I dont know if im missing something or what.



So I just wanted to know, what have you all come across in your ventures that has made you feel like you dont know if you made the right desicion.



Or better, what has been the most difficult part of your investing career?



Also, what would you suggest that us newbies realize and plan for when getting into this field?

    All other things aside I would say that the two most difficult things about investing in the beginning are:

    1. Getting over the fear (fear of rejection, failure,what other people think of you etc).

    2. Having a cohesive marketing plan to bring you deals. Knowing all there is to know about investing is worthless unless you can turn it to profit.

    I spend a lot of time and money in bringing in the deals. I just signed a years contract with Virtual Marketing Group.

    They are cutting edge and so busy on a referral basis that while they are great at SEO they have done little on their own site...

    Working with them has increased our deal flow exponentially (and I have a non compete in our market agreement stating that they will not share our formula with others in UT).

    To make a long story short, get the basics down and then start working on filling your pipeline.

    How bout the negotiation prossess with the lender....... What would be some words of advice on that part of investing?
