I have seen several people mention looking at a property's history in the public records. Where exactly can I find a info on a piece of property for free? What information is available out there for free? Can I find out the last appraisal value of a home?

    May I ask you a question? What is it worth to you for a bona fide comp service that would give you everything you'd ever want about a property - including automated valuations?

    First of, wannice, I would be careful....The TCI police are everywhere. Be careful how you phrase those types of responses. Anyway, Contact your local courthouse and ask them the questions and also read some more on here. There is a wealth of knowledge here and you will surely fin danswers to most of your questions within the archives of this site. Good luck

    Your county tax assessor's office is a good source of info on a property. Just remember that the assessed valuation is a certain percentage of actual value (e.g. the assessed value my be 2/3 of actual value.) In my area they show the last sale date and price.

    Make friends with a Realtor and he/she can pull comps for you off your local MLS. Then when you get a deal, make sure you use that Realtor to re-sell the property. If your create a win-win situation, your name will get around and you'll start getting people to call you with deals.

    I am interested in this as well and feel that I am paying too much, however, I must admit that one of my first short sells I used the www.Yahoo.com real estate site and got comps and used that in my short sell package. Price = FREE Also, check your county govt web site for information and compile your own comps.

    No I am not advertising anything? I am very, very new to this and don't really know where to begin. I am here to get help, I don't feel like I know enough to help anyone else out yet.

    So...It was an innocent question, not an advertisement!
