Lenders

Hello everyone,
I am wondering if anyone has ever used any of the lenders on this website? Please let me know the pro's and con's, if any.

I noticed a few that will work with people with lower credit scores. Also, if there is equity in the home, you bring no money to the table.

Looking forward to all advise,
Wendi

We cant really suggest any of the lenders as per the rules. But what you have said so far is correct any one of them will offer just that.
Is there a particular type of property you are trying to get funded? Or are you having difficulty because of lower credit scores?

If you are new then I would suggest you look for a lender you can talk with. Ask them for references if you like. You might not get a great response or maybe you will be given a few people to contact.

If you can not get references then speak with investors as to who they use. We might not be able to post here but all of us have out favorite lenders. The easy way to side step the censorship it to ask around at a local investor club. Use the site here to find a club near you.

There are so many lenders out there I am sure you will be able to find one that you can work with based on what you have said so far.

Thank you both for responding. Yes, Kyle I am new and my credit is affecting me. Maybe Im not saying the right things. I know that I want to purchase investment properties and they will definitly have to have equity in them, possibly cash back at closing.

I have found a house FMV 150k they are asking 120k. I fiqured I could get a loan for 150k and get the cash back. But the lender that I have been working with says to get the loan 120k and then take out a equity line for 30k. Please advise me as what you think is the right way or a better way.
    Thank you,
    Wendi
