I'd choose the one who seems most likely to do the deal. Either that or the one who's offering the biggest 'finder's fee.' I wouldn't sell them the same lead without disclosing to them that it's not an exclusive lead, which may mean a lower price for you.
if you let them each know there are 2 other investors that are biddingon your lead, you could pull a HIGHER price as well...
