Buying Several Houses From 1 Seller

when buying several houses from 1 seller, how does that work? Of course they would all be inspected and what have you. I was looking in the paper for properties and saw that several listings had the same phone number. how would you approach him/her about all the properties and that maybe we could make a deal for all or some of them? As you can tell, I am very new to this. oh oh

    I am buying two from one guy now. I cut the earnest money in half and am trying to borrow that as we speak. He was asking $35,000 for one and $55,000 for the duplex. I told him I buy dirt cheap and offered $70,000 cash for both. He told he he has them under contract for $75,000 and would let them both go for $78,000 which seemed fair. We are still talking as he needs to close by this Fri and there is no way I can. Any way I hope my experience has helped a little

    what exactly is earnest money? and how do you close in a week? don't you have to inspect the house and things like that?

    When buying mulitiple properties from a
    seller, try to offer like mentioned above a
    set price for all properties. If you can
    close quickly, it makes it seem even more enticing.

    In terms of closing in a week. You need to establish a repore with an escrow company and title company. If you can get your prelim in a day or two and have your escrow companies rush your escrow instructions, it can be done.
