Stop the building process. He might be able to claim your added value and equity.. I would go and see a competent attorney immediately.
Also it might make more sense for you to become the moving party and take him to court.You would be able to recover damages and court cost if the property is petitioned or seperated.,
I would offer him little more than he paid in, however, it would have to be in cash-- have an attorney present to draw up the documents It sounds like this person is in bad shape financially, and does not want to pay for an attorney.
