Help On Leasing Land To Franchisor

Hi Guys - Gals,


I have an acre of land in a heavily popluated upscale area with high traffic counts on a main road. I am looking for information on how to find franchisors that want to lease the land. Not looking to franchise myself - just lease the land???? Anyone have experience or lead me to the right direction to put out the word to the franchisors????

P.S. I posted this in the Lease Option Forum also just in case other investors don't check both...

    There are some usual suspects in doing commercial deals like this ... you've probably seen their signs around, as many are national. CBCommercial, Grubb & Ellis, etc. Look at other vacant lots around with commercial potential and note whose signs are on them ... then contact those people to talk about listing your property.     First things first, Do you have a nice big professional sign planted in the lot?

    For Lease...Call... #######

    When franchisors are seaking locations they dont want it known so you dont over inflate the price... they seek and find... in the area of interest...

    You might want to think about a small professional building ... office space is good money...

    Thanks for your suggestion...I just acquired the property...no sign...no plans to put a sign.... as far as the office buildig I am really not looking to develop and invest additional capital into developing the land....I acquired it pretty cheaply and would just like a known franchisor to comein and do their thing...If i am unable to franchise it I would most likely just flip it for double what I paid...

    Many of the franschises do not own their stores - they use developers to buy and develop their land and then they lease.

    Important issues are traffic counts and roof tops in in the area.

    Contact a local CCIM that can run the demogrphics for you.

    You may also contact the owners of other franchise PROPERTIES in your area. Go to the tax records and find out who owns the land that other franchisees sit on. These are your prospects.

    My guess is that they will be companies like Regency and North American Properties ( Two developers that I know)
