What To Do With Lots Of Cellar Space????
I have a large mixed use property on Main Street in our little town. Most of the units were leased when I purchased and now that the owner's 90 days is up (and he's removed most of his "treasures"
I am trying to fill the remaining space to increase CF. Fortunately, I've had tenants come to me for several spaces and I'm working fast to get them in.
Now, the only unused area will be the cellar - which is actually 4 connected, large, clean, dry, cellars with concrete floors and potential access from the street.
Any ideas on what to do with this space?? Could it be useful?

Wow what a lot of quick questions. Do not know how large it is, if it is one or several rooms. how large your little town is, what your town has/needs. Is it totally underground like some basements? What will it take to make accesible from the exterior, Just a few of many possible questions.

Sorry - guess I was rambling.
The building is about 100 years old. Thus, the cellar (4 connected rooms, concrete floors, total area around 1200 sq ft) are below ground, with old time rock wall foundation. It's a rather neat space, but I just don't know how to market it. It would not be too tough to make an entrance from the street - and would certainly be worth it if I can find a use and of course, a tenant.
Our town pop is around 13K. My ideas so far are to market it as storage or for an antique shop (which are quite popular around here); but I was hoping someone had a suggestion/idea that would help me with the brainstorming for this space.
Any ideas?
Your cellar would be a neat place to put in a wine and cigar shop. Also would be a neat place for a bar and billiard hall.

Thanks for the heads up in this. With what you have stated well might be workable. As well as perhaps a thrift type store, bargain basement outlet, a bar , a pool hall, small office space, possibly even a living quarters.
I used to have a friend who lived in a small town in WI that had a thriving bar in the basement of a building in town, it had pool tables, and did very well. And much will also depend if it has plumbing down there or if it could be relatively simple to install.

It really would be a cool place to have a bar or cigar/wine shop - especially in our town where the whole downtown area is on the Historic Register (nice local ambiance w/ rock walls and huge, beautiful floor joists overhead, etc.). Great location for it too.

Check out the current zoning though on the use you intend and also whether the municipality has restrictions about how below-grade space can be used. There may also be ADA requirements.
Thanks for the advice Nancy. You're right, I will need to check into zoning and use requirements as well as other things like the plumbing issues Ozzie brought up. My goal now is to learn these things first and then meet with my contractor and get his opinion on working with what's there -- what's feasible, what's not. This may help determine the ultimate use.

storage space is nice
Worry less about the ideas and more about the legal requirements.
If storage space you might need to make the place more fire safe. Sprinklers, doors, escape access, etc.
If you were to run a business down there expect more of the same and then other questions like what Nancy pointed out.
