should newbie look at house way outside his farm?

Hello all-

I've been reading the posts here for a while while I try to get started in REI. All of you who post here have really helped me learn something.

I got my first call today from a guy who saw my sign, but the house he wants to sell is about an hour away, and I am really unfamilair with the area. Do you think I should take the time to go and look at his place, or forget it because he is so far away from my "farm."

Also, for those of you in the Chicago area, the house is in Plainfield. I love to talk to an REI out that way.

Thanks a lot,

Ted

    Hi Ted,
Welcome to the exciting world of rei! I was told (and told and told) by my mentor to see if the deal made sense on paper--the numbers before trekking out to the prop---saves time and energy. In the beginning you think well I have all the time and energy to do this but it's time you could use to be doing MORE studying. You can check the comps after talking to the seller and finding out what the financial situation is with the prop. If it is something that even kinda sounds decent post the details here and let the experts give their take on it. You could always just flip it since its a ways from you. Bird-dogging is a good way to make some bucks in the beginning.
    Best to you in 2003,
    Mel
