    non-disclosure / non-circumvent.

You might search the web or consult an atty.

Definitely use a real estate attorney. They will put a non-circumvention clause in the contract. If you have a purchase contract on the house, which you should already have as a wholesaler, then the buyer cannot "get the deal" without you anyway. If you do not own the house then you are an assignor of contract and not a wholesaler. The non-circ. is very important in this case. Definitely have a real estate attorney. They charge $200 to write up a solid contract. Very worth it!
