Before you get a lawyer involved and go through the court system... Try telling your tenant that they are evicted due to non-complience of the lease agreement. Send a certified letter stating this (so you know they got it - they have to sign for it)... You probably have to give them 30 days or so to vacate but tell them if they vacate sooner you will reward them with $100 or something like that...
If this doesn't work - you will need to find a local lawyer and he'll tell you how to go through the court system. Make sure you get a lawyer that does primarily real estate law!
