Unless you are in a very special area that really works for two bedrooms, three bedrooms have always been the best investment both for long term and quick flip.

    Good Luck !

My experience has been okay with 2 bedrooms. How does the area look?
What are the most current and consistent values in that area. If there is worth while equity in that place, there is no reason why that house shouldn't sell.

Market it as a Starter House. Look for young couples with no children, or older couple/single looking to down size.

Some 2 bedrooms have a den area or garage that could be converted into a 3rd bedroom. Offer a renovation option at additional cost.

    Good Luck!
