Have You Heard Of This Marketing Technique?

I came upon a website with a memorable domain name. (message me if you want it since I can't post it here) They are looking for investors to channel their web-based leads to. They only accept one "affiliate" per "area". Depending on population and other factors, an area can be a county, city, or part of a city. My area is open. The price for my area is a one-time fee of about $1200 plus $120 per month. They give you various marketing tools including insuring the web site is one of the top listed in the big search engines, signs for your car, business cards, clothing, hats, etc and teaching how to place effective ads. People that perform a search on the internet looking for someone to buy their house fast fill out a short form and the lead is forwarded to you if it comes from your area.

Since we are just embarking on our wholesaling adventure, we don't have tons of cash to "throw away". Can anyone offer your opinion of this type of marketing/affiliation strategy? The site touts that Ron Legrand is a member....wonder if that's true? I agree with the site when it says some motivated sellers are more comfortable filling out a web-based form that calling a phone number and talking to an actual person.

Any thoughts? surprised

    That's very expensive. Seems to me you could get the same unpredictable (and less expensive) results by placing an ad in the newspaper, or putting your name on a bus stop. And they want you to pay that monthly fee even when no leads come in, right? Realtors are offered these same types of services through various companies. I hear a lot of complaints about the results, even though they only have to pay when they actually receive and ACCEPT a lead.

    there is more than one of these sites out there... i get free leads off one because no one in my area... about a lead every 60 days and week leads at best...

    ditto DaveREI. i get about 1 lead a month on a good month and i'm in Philly where leads come by the hundreds monthly! hahaha.

    after spending over 3k on get-rich-quick-schemes in the early 90s, (from Don Lapre on ...) I realize that the only way you get money is the old fashioned way. it may come faster than the old way, but you still have to go out and bust butt - or have someone you love die. i prefer the first. if they want thier prop sold, they should supply you with hot leads for nothing up front! don't do it.
