I have sent several hundred letters to owners of vacant properties. About 20% of them are being returned undeliveravable. What is the best way to find these owners?
Hi, knocking on the neighbors doors and asking questions can sometimes get you enough info to find owners online. If if looks like a possible good deal I've paid for online people searches (I've paid as much as $100 if the $10 search didn't do it). calling information is sometimes helpful you can determine what city the owners have moved to.
Ted, how did you get the information from 411? I tried getting some info on where the owners might be, and I was told that information is not available.
The art of skip tracing is required here. These are just basics but a place to start:
1. Use the Internet white pages to look up the names (James smith, J smith etc.)
2. Look in the local phone books
3. Call the near by neighbors (in all directions)
4. Knock on the near by neighbors door
5. IF the name is unusual I call people with the same last name. Chances are they are relatives and will give you current info.
6. Go to the library and use the Polk directory (has a wealth of info)
7. Polk directories also include the employers, send a letter to the person there. Employers do forward mail from time to time.
