Approaching Real Estate Agent To Find Properties

I would like to hear from you guys that have done this!
What do you say to Real Estate Agent to get them to find properties that fit what your looking for in a good deal?

Just curious of what you have said, and the results?

    The broker I am currenltly with had a listing I was interested in. I asked is he did alot of distress properties in MH.

    He did, and has a weekly mailing list in the SFR and MH markets of "distressed" properties.

    I prob have bid on 5 from that source.

    Hi thar Mr. Real Estate Broker, Salesman or wanna be appraiser.

    I want to make a lot of money and I want you to make it with me.

    Very simple, everytime that you see a really good deal, why call me. You of course will be in for a small small finders fee, but you will also have a 5% interest in any equity I capture on the deal.

    Now what could be more equitable. Enough of kissing your buyers and sellers for a crummy listing or a small commission on a sale. Deal with me and get rich.

    Thats it. Oh yes, I almost forgot. Mean it for real and do it for real and never welch out .

    Lucius is right-- never welch on such a deal once you've made it.

    Also, be easy to work with. Most realtors spend a lot of their time getting buyers or sellers up to speed. Remind them that you are a pro who does this every day, not some one-time homebuyer who they will never see again.

    this has worked for me in the past, tell them that for every house that they help you find to buy, once your ready to resell it that you will give them 2 weeks to exclusively market the property so as to give them a chance to be both the listing agent and buyers agent, after 2 weeks is up then have them put it on the MLS and they get whatever you plan on paying them for being the listing agent.
