If Starting In REI What Path Would You Follow?

Hello,

I live in Atlanta and I want to become involved in REI to supplement my current income.

If you were getting into REI today which path would you choose? Foreclosers, Wholesaling, Rehabbing, Lease Options?

The amount on information avaliable for anhy one of these is overwhelming and choosing something to focus on is proving difficult.

I am most interested in Lease Options but these seem to be the most complicated.

    Each one is different in its own way Question you have to ask is what kind of return you are looking for and how much money you have to work with. You migh even just look into doing some bird dog work to get your feet wet.

    Bird dogging is locating properties and selling that information to investors for a small profit. Risk free to you. You locate the investors by going to investing clubs or calling the we buy houses ads and getting their criteria.

    Greetings eddie2455,

    While most lenders want to see 6-12 months seasoning, there are a few who will do a refi the day after you take title.

    However, it will also depend on what you can qualify for, the value of the property, condition of the property, etc.

    If you provide more details, it might help everyone here to give you a better idea of your options.

    I have a lender that can do 100% refi with no seasoning, so, they are out there. This is only for property in FLorida though.

    shop around you can find no seasoning deals, but you most likely will pay for them with a slightly higher rate.

    How soon do you need the money - yesterday? If you could hold off for 6 months you could more options. rolleyes [ Edited by hoober on Date 02/26/2005 ]

    I agree - there are definitely lenders out there that will be able to get you a LOC the day after you close... Shop around!

    Getting people to help you look for more properties is always a help. Be sure to give them your criteria to get started.
