Over The Counter Tax Liens

just curious how to find over the counter tax liens, that way i wont have to travel out of state to the auctions.

    Start calling tax collectors and treasurers to find out.

    Occasionally you can find one on the OTC list that falls through the cracks. But generally all the good stuff gets picked over either at the sale or within 1-2 weeks thereafter.
    AZ and FL counties have generally good sites, some have lists posted or even searchable online databases!
    One thing to do is take advantage of a quirky FL law. FL law states that if the cert is < $100 AND is on a homestead, it cannot be sold at tax lien sale, BUT once the fees and interest reach $100 you CAN buy it OTC. AND you get the full 18% rate.

    TX does deeds, not liens. Also there is a redemption period (two years if the property is agricultural or homestead, otherwise 180 days). Bidding starts at either back taxes or appraised value, whichever is lower.
