Cobb County GA Auction Tue 5/3/2005

I am brand new to this and am still in the research phase. I would like to go the auction next Tuesday to gain some more experience as to how this all works. Is anyone going? Mind a newbie hanging around and asking questions? Thanks.

    Make up some business cards and pass them out to everyone that you see. This is the opportunity for you to network with the cash buyers, rehabbers and general contractors. But keep in mind that buying from the steps is for more experienced investors that have done their due dilegence.

    One option is to buy from the courts when the mortgage company is forcing a sale due to non-payment. I have not done this but heard it is OK. Not as good as tax sales. In SC it is called "Master in Equity" but appears to be called other things elsewhere. Anyone have any reference info on this?

    The minimum bids at bank forclosures include payoff of the bank loan plus court costs. Be Careful: not always a good deal; but the court must disclose all lienholders, and generally, a title search has already been done.

    ADVICE: Avoid IRS liens - they have 120-day right of redemption after the auction.

    1. Would you say that the Cobb county market is hotter than the North Fulton County Market (ex- Alpharetta, Roswell, Dunwoody) or North Dekalb (Chamblee, Tucker) ?

    2. What area of Atlanta do you guys think could I sell/flip a home quickly within 30-60 days?

    For the Atlanta area, if you are looking for emerging markets, come to Jackson County. Braselton and Jefferson are beginning to build like Stockbridge/Canton/Cumming did a few years ago. DOT will be widening I-85 from 985 to the SC line in the next 10 years, which will explode West Gwinnett, Barrow, and Jackson Counties.

    I think McDonough and Douglasville are still strong, and Winder is picking up. The Winder area will be exploding in the next few years if and when they get 316 controlled-access like 400.

    My opinion is that Smyrna/Marietta/Alpharetta are overpriced, and are on the "bubble" as they say.

    WRONG...sorry. the sale will be in July, not June. Advertising will begin in June..
