Does Anyone Find Sub-to Harder To Do In The Winter?

quinn profile photo

Nobody likes to move in the winter. Has anyone been successful through the winter months? I'm wondering if it is worth it to start doing sub to during the winter.
I know there is nothing to it than to do it. I know that but I personally am an impatient person and for some reason I'm feeling that business in the winter would be kind of slow.
Just looking for other perspectives and opinions.

    Quinn,

I generally try to take off most all of November & December every year but I have found that the sellers keep calling.

I have bought some of my best deals at this time of year, in fact, I just bought one last week worth 130k with a loan balance of less than 95k. A 7% loan 8 years into a 30 year am.

This house is in move in condition with no arrears!

The deals are there all the time. You just have to find them.

Dpending on where you are in the country, this time of year is rather slow for conventional buyers. However seller needs do not change which means that you should have no problem. If anything it may be a little better.

When I use to live in the east (sometimes I still wake up screaming) the winter months were prime opportunities for buying distressed properties. There's less competition. All structural and system warts are more evident. The owners are more available Where do you go when there's 10 inches of snow on the ground and a wind chill of minus 15 degrees???

In my opinion a sub2 is a sub2 no matter what type of weather. A lender will still keep the foreclosure wheels moving no matter what time of the year it is.

When I lived in Massachusetts, I use still bought properties in the winter months and sold them to B/C clients, because they don't care if the snow is on the ground, they just want a house (especially for the holidays)

I have found it is the same to buy in Nov/ Dec but to fill a Sub To: home in these months is a little harder. I have had two open and filled them using the internet . WOW Two different couples from each side of the country, moving to good old Oklahoma found my web site, found my homes, and sent me cash without even seeing the homes!
    God Bless America!
