Summary

The majority of the problems with this home are a result of poor design and planning. The builders used mid grade vinyl clad windows on a home which commonly has, at minimum, wood exterior windows. Poor quality has resulted in several of these windows allowing water to enter the house. Low quality doors have, at this point, stopped preventing water from entering the home and have become loose and unsecure. All of the hardware sets on the exterior doors have become loose and need replacing.

The kitchen is small for this type of house and is designed poorly for the function intended.

Bedrooms 1 and 2 are far to small for a house of this type and “intended” price range.

Actual square footage is less than indicated by tax evaluation.

Indicated by Tax card: 3946 sq/ft
Actual : 3604 sq/ft

Adjusted tax evaluation value: $266,515.80

The house has been on the market for 2.5 years, 18 months of which have been spent vacant and with no utilities.

New and better construction in the area continue to make the marketability of this home more difficult, particularly due to the low cost materials used to finish the house and the fact that repairing water penetration into the basement is both time consuming and costly.

    I have a complete itemized room by room interior lis of problems and a list covering each side of the house individually. I have also included a description of the lot and some of the issues it has such as backing up to a cattle farm.

    The summary is just a little extra stab in the gut I guess.

    I also have 48 pictures of the various repairs and damage in the house.

    Got my authorization letters off today via fax.
    Do I also need to iclude a copy in my proposal?

    Oh, one more thing.
    I have found during my investigation that more work is required than I initially thought. Can I just put my offer into the proposal before having to get an Offer to Purchase signed first?

    Generally, the Contract for Sale will be required in the formal application. The Proposal should accompany the application.
