Help! Financial Calculator Or Software

CarolG profile photo

I need to make this easy for myself when I am with the seller or the buyer figuring out the mortgage payments, interest rate and etc.

What type of financial calculator would you recommend or software to purchase that is easy and not hard to figure out?

Hope to hear back from someone soon.
Thanks for your time.

Instead of Excel, you can get OpenOffice for free at www.openoffice.org

Since you are asking for software I assume you are carrying a laptop to these meetings. Nothing beats Microsoft excel, or one of those other spreadsheet programs.

Thank you for replying back. I do not have a laptop. I just need to know what is the best way to go. Should I invest in software and if so what program or a financial calculator..what is the best one out there to use (name brand)?

    Thanks.

Why don't you just go to your local title company and ask them for a complimentay amortization book? That's probably the easiest...or buy a $100 financial calculator at your Multiple Listing service. grin

    wwiler,

Thank you for suggestions. I am sorry but I have never heard of buying a financial calcualtor at your MLS.....this is all new to me. I am still learning. How would I go about that...thru the internet, is so, what would you recommend? also, I will ask my real estate attorny for an amortization book and see if he has one.

Thank you again for your time.

What you need is a financial calculator. These are available at any office supply store.
I use the Qualifier Plus IIImx model #3440 from calculated industries.

    Hey,

You can buy a financial calculator at Office Depot or Wal Mart for about $15. An amortization table can be printed off the internet for free.

Russ Whitney has a good calculator on his site under student tools, here - http://russwhitney.com/Content/Tools/calculators/MortgageQualifier.html

go to calculated industries and get one of their calculators. THey cover everything, have a training manual, and are portable so you can sit in an office, your car, a sellers home etc. and figure out financing..

I use HP 10 II B (approx. $ 35 at office supply stores) - easy to learn ... my son calls that "mama friendly"

  • NewKidInTown38th November, 2005

Carol, if you are not bringing a computer with you to meet the sellers, your only viable solution is a hand held calculator.

Most office supply stores will carry an inexpensive financial calculator that will figure out loan payments.

If you only need the calculator at home - the google financial calculator, or mortgage calculator and tons of sites will come up. Just spend some time and bookmark the ones you like.
