I have a owner who is a good candidate for a short sale. How do you start the negotiation process with the bank? :-?

    You mention bankruptcy in the post's header, but don't discuss it in the body of your post.

    Kindofa serious omission... for if the owner is in a bankruptcy.... he may not necessarily be a good candidate for a short sale.

    If the owner is in bankruptcy... speaking with the mortgagee will be more difficult.

    She has just dimissed the bankruptcy

    she doesn't dismiss a bankruptcy, the trustee/court dismisses it... usually due to a failure on the petitioner's part.. usually to submit a plan for approval, or, for failure to adhere to the plan.

    If the petitioner's case has been dismissed, then she is free to try to sell the property without any obligation to the bankruptcy trustee.
