What rules of thumb should I use when doing a cash flow analysis?

Market rate $12.50/SF
The building was a medical office with an x-ray machine still in the building. I plan on occupying half of the building and leasing the other half.

look into Self storage business in your area, with 3 acre of land you can build 45,000sf self storage which has very good return, I have 3 acre property in Central east florida where I am in process of builg 45,000sf self storage.

Suggest you start by looking at the current zoning ordinance to see exactly which uses are permitted by-right (and also conditionally if your property would satisfy any special requirements). Then you can see what your use options are.
