  I am sure there are sofware versions out there that you can buy. I personlly use Microsoft Excel and Access. They allow me to create spreadsheets for each project and custimize as I need to.

  Thanks for the ideas, guys! I would really like something that I could enter in receipts at the end of the day, and keep a running total, as well as estimate before the fact...I don't have time to write something in excel or something

  I think the software you are looking for to manage your rehab projects is called
  Red-D from PCH Indudtries, Inc. The name is an acronym for "Real estate due Diligence. " Take a look at www.reddsoftware.com for more information. It's very comprehensive and allows for multiple buying and selling strategies.

  Well I looked at those software programs. Holy expensive! ! That's a great way to lose ROI. Or maybe you just want to claim losses. I can Make custom Excel and Access Documents for a hecuvalot cheaper than that. (hows $30 sound.) I already have a real estate evaluator that works really well. send me an email jpchapboy@hotmail.com. You help me out I help you out. I may consider a trade.

  Wow, JP, you were not kidding, those products are not cheap! The cost doesn't scare me as much as how damn complex these things are, it looks like you would have to go to school to learn them, and I come from an IT background!

  The Freebies section of TCI is ready and willing guys. If you can design the calculator, you can put it up here.
  
  We just may start cranking out the Javascript and HTML Calculators in the Tools section of MyTCI if we see some good ideas.

  If you have a Linux box you can use GNUcash for nothing. It is open source, otherwise you would be better spending your money on a good program like Quick Books. The most important decision is be able to create the right structure and allocate the expenses properly. Just posting is a good beginning, but not nearly enough. You can get John Hyre's course and it has a chart of accounts for Quick Books which will also work with GNUcash. If you don't know what a chart of accounts is then you should be hiring someone that does.
