Rehab Estimation - Hints
I just closed today on a rehab that I held for 7 months and sold for 41K
I bought it for 21K and put around 4K in repairs (including insurance and temp utilities). I used two free programs in which I estimated costs to about 1-2% of my materials cost (not including insurance and utilites). Bid 2 Build and a program from Home Depot. Bid2build (MS access format) found on the internet and the Home Depot I got free on a disk from the Co.(it ties real time into their product database for current pricing) - These gave me pretty decent average cost figures for the materials I needed. However, you need to know what you need. Hope this helps.
