There is no software that will do it all for you. I have used exactimate, national estimator and ires for a short time. Generally speaking it is more art than science.
Despite having completed hundreds of projects i have under estimated repairs by 30K on a couple of our larger projects this year. This happens.
I like the "chunk theory. you just go in and figure a certain amount and figure high i.e. kitchen rehab 7K bathroom 4K
roof 4K etc.
If you get enough estimates from enough sub contractors you will get a feel for the costs in your area and get better at figuring them.

You can get an estimate software at Home Depot.
But generally, since your a stones throw away. PM me if you need any estimates. We got a good person for pretty much everything except roofing.
