hey !
I bought carlton sheets course and i give it a 6 on a scale. I would like to know where i can get more contracts or copies? help out. thanks!! cool smile

    Not sure what contract you are looking for but a sales and purchase agreement form you can get from your local board of realtors and also an attorney though the state documents (in iowa called iowadocs). I took these three forms and patterned as much off the carelton sheets forms as I could but replaced state specific language as needed. After a review and edit by an attorney, I was set.

    Keep in mind this requires some legal knowlege and being comfortable writing your own contracts. Keep in mind that the contracts should be fair.

    On the flip side of things, some investors recommend to use only the local realtor approved form. If you are dealing with a seller or such the contract is less in that someone doesn't immediately want to run to their attorney first.

    Around here the board of realtors forms and lawyer forms favor the SELLER. Beware when buying.

    this will give you language to a lot of forms, but like others said, you will still need to have an attorney review them to get the verbiage right for your particular state. just for something generic to have tho, they're fine.[ Edited by jackman on Date 12/02/2003 ]
