Purchase Lot For Mobile

I am new to the mobile home world and would like to know is it better to rent a space in a mobile home park or to buy a space and pay association dues to keep up the pool, club house and surrounding grounds? 8-)

    Most REI's would probably prefer to buy their own spaces or lots, and buy their own MHsor build their own homes to put on the lots...because, over time, it's likely that the land will appreciate in value, and can be sold for profit somewhere down the road.

    Also a MH, if bought new or close to new, rarely goes up in value by itself, but if placed on a well located lot, which is then nicely landscaped and planted, the total home/land package will appreciate .

    And too, I think most folk would agree there's a difference in the caliber of people in an all rental MHP, and in the space-owned MHP.

    I would rather live with other property owners, rather in a tenant-only community, as I like to live with neighbors who're taking care of their own properties.

    I KNOW that owners take better care of their property, generally than do tenants.

    Having bought & sold a number of MH's, a la Lonnie, I'm very familiar with several MHPs where tenants-only dwell, as well as some MH neighborhoods where owners live...and, while one can find big, expensive mobiles in both, there's all the difference in the world between the owners and the renters as to the condition and upkeep of the communities.

    In your area I would try and find a single lot and move the mobile on. Septic tank and all the goodies. No reason why not if you like a small home. Lot easier then building the usual small rustic house.

    I once lived in a windblown lot on the side of the road in a place called Dalheart Texas. Oh my god the wind did blow and there was nothing. The Air Force put this nice Spartan Manor on the blocks, hooked me up and I stayed there for three months. Nothing to do. I mean nothing. Then one day they came and took it away and I went back to Wash DC. To this day I have not a clue what why or when. I just sat and read books and jogged for excercise.

    Strange are the ways of those in command.
