Cost Of Rewiring - Remove Knob And Tube

Hi,

I am trying to get a rough idea of the cost to rewire a 3 family house that is about 3300SF. It has old knob and tube wiring. Is this very expensive to remove and replace with new. ... e.g. do the walls need to be stripped to the studs to access all the old wiring? Also all the outlets are old i.e. not grounded.

Also curious to know cost of having someone remove asbestos from the pipes in the basement, is this also expensive, should someone be certified to do it properly?


Just looking for very rough cost from others who have done this. Thanks!

    Has anyone done this? DId you have to remove wallboard?

    If you have knob and tube, and asbestos, you probably have plaster walls. This presents unique problems when adding outlets. Could be 5k +. Hard to say, but have 3 certified electricians give you estimates, and maybe do the dirty work yourself. Walls don't need to be stripped, but "fished". Get permits and wire to code.

    I'm in Pittsburgh, cost me about 7k last year for 2 family rewire(from knob & tube to current code) Took 2 guys two full weeks, now have 3 meters and 3 boxes (unit 1, 2, and common). They made a few (3-4) holes in the plaster, most holes were no more than 3 inches by 3 inches. Most other estimates i had were 10K+, just got lucky b/c they weren't busy....

    If the walls are worth saving then have the electricians "fish" the wire but that is going to add mucho bucks to the price as pulling wire is a real pain. If you are even thinking of gutting it that would be the best bet and a great time to upgrade the plumbing, hvac etc. If it has knob and tube it has to be an old place.
