Many posts mention Repair costs, ARV and COMPS when evaluating a deal.



Where are people getting these numbers? Estimating on their own? Comps from Realtors? Appraisers? Getting repair estimates from contractors?



What is the best way to get solid numbers on a property to evaluate a deal?

    I am a realtor and rarely pull my own comps other than as a general idea.

    I pay an appraiser to pull my comps when I am getting serious. This costs about $50 for him to do at the computer without leaving his office.

    I definately use the appraiser before purchase, this is great insurance..

    I saw them at Home Depot yesterday.

    The alternative is to jack up the sagging beam using a hydraulic jack. Then you measure carefully, and have a pipe or I beam cut to length, have plates welded on both ends. Insert the new post, remove the hydraulic jack.

    Simpson has the. Any lumber yard should be able to get them.

    I actually found a foundation repair company that has them. They come with the 4" contrete block base, the concrete piramid in many sizes, and the 2" adjustable steel plate. They charge $47 for the set. The lumber yard has the metal ones that you need to make a concrete base for about $25. The home depots around here did not have them but gave me the names of the places that did. Thanks for all your help.

    I have had batches of those mad in the past by a local steel fabricator to my specifications and they were about $40 a piece.
