Advice On Rehabbing Bathroom?

I am thinking of remodeling the bathroom to increase the resale value. Do you think I can just leave it alone or go ahead and remodel it? I would like the keep cost down as much as possible. Any advice would be appreciated.

    If this bathroom was in a $30,000 house I would leave it alone. If it was in a $3,000,000 house I would remodel it.

    this is a 4 bedroom 1 bathroom 1684 sq ft house recently purchased for $210,000 and appraised at $220,000 in St. Louis, MO in a nice neighborhood. I am planning to live in it for a year while doing some minor remodeling before selling it next September.

    Also, if you want to change the toilet i would go with a victorian-esque model from American Standard.

    thanks for the great advice!

    what do you guys think sells better, a shower curtain or sliding glass door for the bathtub shower?

    would you recommend changing the light fixtures next to the mirror?

    I like the tile and color. Maybe a new white vanity with white sink and counter. I personally like mirrors instead of medicene cabinets. And you could get a bit nicer sconces (those are very low end, exteriot, HD). Yes the one bathroom situation is difficult

    Just curious--how long was it from the time you purchased the property and when you put it on the market. How much re-habbing did you do, and do you do this full time or have another job too? I would just like to compare some of my own time lines with those of others. Sometimes I feel like some of the grunt work takes forever--EB

    We set a 3month time fram for rehab work and we kept the deadline. I do work FT and go to School, 3 courses at night and I am getting married in less than 1 month.

    Every moment of free time was at the house. I did contract out things like the roof, and exterior paint. Everything else I did. Refinished floors, paint, new kitchen, new full and half bath.

    The grunt work does take time and I will pay next rehab instead of doing it myself! The house was only on the market for 3 days or so before the 1st offer.

    Excellent job--keep up the good work hope you get another reall soon, also Congratulations on getting married. My spouse does re-hab work with me, hope yours will too--it helps keep down tension at home if this is something you both enjoy---EB

    Congrats on your buy and the marriage.... i agree if your spouse helps you out will be excellent...i just got my first and once we start rehabbing..... i expect my wife to join the fun... and of course i rather have her bicker while we working on the rehab instead of me coming home late after working all day at my FT job then working on the rehab.... congrats again

    Your right, design decisions are def her. Colors for walls, tiles, and then staging the house.

    All very important. Just not back breaking.
