Where Is Grandmother?

I have a tenant that is an elderly lady & she has been renting from me for about 3 years. She did not have her rent early this month. Then she has disappeared, but her stuff & lights are still on in her apartment. Her daughter called me after I left note for her to call me. I also mailed late rent notice to grandmother apartment address. The daughter said her mother is staying with her and that she will be moving. I dont think the Grandmother wants to leave. I am not sure where the daugther lives, I only have her phone number. I asked the daughter about getting rent from her mother this month and she laughed.

What Should I do about this situation?

I just want rent & if she is not going to stay, I need to get somebody in the apartment.

    thanks for all the advice.
    I called daughter again today to find out where she lived but she would not tell me, she said she would bring her mother over to the apartment today, So I will hopefully be able to talk with my tenant and find out what is going on.

    Most states have a specific way of handling personal property at an eviction. It should be in your landlord/tenant codes/laws. You are probably going to have to store it for at least 30 days.

    I think I would want to go with using the heloc unless the payments of the heloc make you monthly obligations on the property too much.

    Thanks for getting back to me. Thats what I was thinking, that way I have pretty much managed to do a purchase only using the banks money

    It all has to do with how leveraged you can be and remain comfortable and "safe".

    Using debt HELOC to buy something is higher risk that using equity (cash on hand). But there might be a good reason for using the extra leverage.[ Edited by cjmazur on Date 04/24/2010 ]
