What I Am Missing
I have been looking at multi family properties through a realtor. He is telling me that a 9 or 10 cap is pretty good and is about the best that I am going to be able to find. However, when I run the numbers on these properties through the calculator in the tools section, it is telling me not to buy these properties and they are not money makers. What am I missing in my calculations to have this discrepancy.
