Section 8 Help

Can anyone help with some general section 8 questions?

How long does it take, start to finish, to get section 8 approved (providing no repairs)?

What types of repairs / expectations do the inspectors look for?

The fair rent values on the website for my county, Is it set in stone that is what will be charged or is it a guideline?

    In my experience, very few vouchers cover 100% of the rent. The difference, has averaged about 30% that the tenant is responsible for paying, out of pocket. It has been helpful for me to get the case worker's name and call them. They will tell you how much the prospective tenant is approved for (can afford.)
    I think a few of the things inspectors look for is age of the unit, safety, functionality, condition of walls, floors, etc..
    I was told it usually takes 5-7 days to schedule for an inspection.

    Hello Detroit,

    It all depend on the size of the county and staff that work there. I have filled out the paper work on Sunday and had the inspection done on Tuesday.

    As to what they look for at inspection. All outlets have to work. All electrical lighting has to have covering on them. All smoke detectors have to function. Plumbing has to work. Appliances have to work. The place can not have any safety issues. As for cleanliness, they just want it to be presentable.

    Rents are set by the number of bedrooms.

    In Dayton, Ohio, the process starts when the prospective tenant brings a packet you must complete and is turned in to the S-8 office. It normally takes 7 to 10 days for the inspector to come out. With no repairs needed, they schedule a lease signing between you and the tenant. This normally takes 12 to 15 days. You are paid from the signing of the lease date, not the date the unit passes inspection. I normally do not expect to collect rent until about 20 to 30 days after the packet is turned in.

    S-8 is anal about peeling paint. They also want railings on steps of 3 or more levels, 2 outlets minimum per room... They always seem to find something and if they do, they can take from 2 to 7 days to come back out and re-inspect. I would just bank on about 25 days.

    I will never do another..

    Too many PROBLEMS to list!
