Saga Of The Fired Property Mgr Continued....

I am desperately trying to get out from under the mobile home park (12 lots) and the 2 family house that is all together on one deed. It is for sale, but haven't had too much interest. I did have an offer, but they could not get the financing. Since I am recently divorced and have had breast cancer twice, I can't deal with the property anymore.

So after I fired the live-in property manager (he owns 2 mobile homes in my park, he lives in one and rents the other one), I have discovered the horrible mess he has made of my property.

He has used the bankings as a landfill and has piled gravel and sand over the debris. It looks horrible. He has cut my trees down. He says that my ex-husband gave him permission to do this (while we were going through divorce). I can't talk to XH, as he's a liar and I have no contact with him.

So I'm left holding the bag. The park is a mess. It is affecting my ability to sell it. The park manager now refuses to pay rent, so I have issued him his 30-day notice.

I can't deal with taking him to court for damages. He doesn't have anything, as he's lost his day job as well. I don't have the means to sue anyone these day, nor do I have the strength to go through yet another court battle.

I don't know what to do. I am scared and overwhelmed. :-( :-( :-(

    It sounds like a tough situation. As you already know that I will not dwell there.

    Please take a minute and tells us a bit more about the park and what you are doing to sell it. Mostly about the numbers, the price you are asking and anything else you are willing to consider when it comes to flexibility.

    Have you posted a message in the MH forum? There are more folks there with an interest in MH investing and MH parks.

    I know some people who are investors and very hands on in such parks. Did you create a property listing in the property section on TCI? If so I can tell them to take a look and get in touch with you.

    Hi Linda,
    Sorry to hear that your problems are continuing. Your best bet is to sell the property to an investor and have them evict the deadbeat. Ofcourse you may have to negotiate the price accordingly.
    Active_Re_investor is right on target. Start advertising the property on TCI. An ad in the local newpaper that its up for sale would also help. What are the financials for the property? Do you own it free and clear? Or have an existing mortgage? Anything related to the numbers would help. remember what overwhelms you as problem may be quite a easy fix for some of the creative investors on board here. It depends on the price you want for the park and how flexible you are and the financials.
