Real estate commissions for leasing

Does anybody know what an owner can expect to pay in commissions to a real estate agent who leases a commercial property on their behalf? In this case, the agent is strictly needed for marketing only- to find a tenant for a restaurant space. Attorney will be negotiating and preparing lease and will manage the lease later, so agent is only needed for marketing, locating tenant, and qualifying tenant.

    Just call the commercial property specialist at the largest real estate agency in your area and ask what leasing commission would be charged for your property?

    I can't speak on commericial property but my wife works for a residential leasing company here in florida. When she places a tenant in a private property, the owner normally pays 10% of the annual rent to the listing company & then the splits take place from there.

    Of course, there are exceptions but the above example is the norm. Hope this helps in some sort of way.

    So, your wife's company charges 120% of one month's rent as a leasing commission? Is this for annual leases, or seasonal rentals?

    I pay various leasing commissions for annual leases in my residential rental areas, ranging from 0% to 80% of the first full month's rent, but never more than a full month's rent. My most common leasing commission is 60% of the first full month's rent.
