Need Help In Texas!

My wife and I have a home rented out in Texas. The tenants have so far had 3 late rent payments in the last 10 months. We were understanding and they eventually got us the money. I live out of town and have not seen the house in 10 months. I called them the day before to notify them I would be walking through the house. When I showed up I found they had changed the locks and not told me. What can I do?? Also their lease is up in 2 months and we DO NOT want to renew the lease. What do we have to send them to indicate that we do not want to let them stay past the lease. Do we have to include reasons that we are not willing to let them renew the lease?

    In Ohio, you don't have to have a reason to not renew their lease. If the rules are the same here as in Texas, you could give them notice right now stating that you will not be renewing their lease. For example, If our lease states that they have to give at least 30 days notice stating that they didn't want to renew their lease, they I would have to give them a 30 days notice stating that I wasn't going to renew. If our lease states that they would have to give at least 45 days notice, then so would we. What does your lease say? If you want to give a reason (and if your lease states that tenants can not change the locks without your permission), then you can use the changing of the locks as your reason.

    Send them a nice letter ASAP saying that you are not renewing the lease. Do not give a reason. Reasons tend to have a tendency to bite you in the a$$. Certain reasons are illegal. Others will be frowned upon by the court. Just give them notice, as soon as you can, that you will not be renewing the lease.
