Marketing Ideas For Apt Vacancy Other Than Paper

Just bought a 4 plex - converted 1875 Victorian. Largest apartment vacant and we finished renovating it and it is beautiful. Before closing one tenant skipped out. After closing found out the other two tenants were behind in rent and paying weekly. One is leaving April 1 because they realize we aren't going to put up with that. Have run ads in local paper past two weeks. Some calls but only 1 has come in. Front of house needs repairs so curb appeal leaves a negative impression. Have sign out front.

This house is in southern Indiana where rental houses are in abundance. Any creative ideas on finding tenants other than newspaper. Thanks for any input!! confused

    I would invite section 8 tenants as well.. They only have to pay for 30% of there income and the gov. fills in the rest... Lock in some good year leases as well.. Thats my plan to keep my 4 plex filled once i get ownership of it.. http://www.thecreativeinvestor.com/ViewTopic22385-31-6.html

    Thank you for the reply. We have Section 8 tenants in our other properties that are regular apartments. Have been told that I probably can't get this house certified for Sec.8. It is very old and we need to do some work. Most Sect 8 in this area is standard apartments or individual houses.

    know your market, who are you primarily targeting? then offer an incentive with a 1 year lease i.e Xbox for you kids types and maybe a large screen tv for others.

    A sign should do it. Since it hasn't, there is obviously something else going on. It looks like you live 1k miles from the home, otherwise I would suggest that you talk to the neighbors. They usually will know if the price is too high for the neighborhood or other reasons why it might not be renting. Just a guess, but I would say you need to tidy up the front, and drop the rents.[ Edited by davmille on Date 03/17/2004 ]
