Looking To Attract Tenants

I have looked through the past posts but can not seem to find any ideas. I know that in the past I have seen posts that some of you are offering to give the tenant a TV or a microwave etc.

How do you structure the offering, as far as them having to stay a certain amount of time etc.

Also looking to hear what has seemed to work the best to attract tenants. I have 2 quality apartments but is seems like there are a lot of apartments available in the area and need to do something to set us apart.
