How Do Prop. Managers Find Big Clients?

hey guys, im student studying planning, and im also into the real estate game etc etc....now, having worked for a real estate agent in sydney, we all know the hardest part is finding the jobs....finding clients who want u to sell/manage their property.

so, if i was a beginner in commercial/retail prop management, what are the tecniques i can use to get a few jobs to build up my management folio?

    do you have to be licensed?

    I'm looking for one to walk thru a duplex and advise me on what in that market will give the biggest back for the buck.

    im in sydney, its just a hypothetical question, but say if you are a new company in this field, what tactics or tecniques would u apply to build up that portfolio with a couple of big jobs?

    I'd hang out at my local real estate investors club and keep making announcements about my RE management co. Many investors would love to get rid of their management duties.

    Also look at who is managing the apartment buildings in your area. Look for buildings being managed by the owners, approach them about using outside managers.

    The other traditional place is buildings for sale. Many times they are for sale because the owner is tired of managing.

    Keep an eye on sales of smaller multifamily complexes. They are often too small to have an onsite manager. When you see one is pending, or recently sold, contact the new owner.

    Talk to realtors, and give them your card. Let them know you will help their clients.
