Help Finding Prop Management, PLEASE....
It seems that the only part of the puzzle I can't find is a property manager. I need management in the Syracuse, NY area. The only people I can find do commercial management. I cannot find anyone to manage residential properties. Does anybody know any companies/individuals in that area? It's becoming a big stumbling block

These are not referrals, just starting points. If these folks don't offer the services you need, ask them who they would send you to.

I usualy go visit the closest Real Estate Agent to the property. They usualy have a working relationship with such a firm and if not many times there is an Agent in the office who maintains and manages a few properties. They generate sales opportunities. Examine them with great care. Do you have residential managers on site? Now that is the one that is most important. Unless you are owning small single family houses. In which case I cannot afford off site management and do it myself. Also it keeps you on top of things.

I have found two real estate companies that property manage as well. However, each of them charge 1 month of rent when they re-rent to a new tenant. (I think usualy half is for advertising and half is for the agent who actually rents the property) I was trying to find an office that did not charge every time a new tenant moves in. I seems like a good money maker for the property manager, and no incentive to find good long term tenants.
